Action steps: Buy a list (wholesalingdata.com comes with addresses and phone numbers, Listsource is great too but you will have to skip trace it) Make sure the property has enough equity or else you will be wasting money/time.Make calls and find motivated sellers - keep in mind this is a lot of work and you may delegate this, however I would still recommend you do this to learn the ropes before hiring someone.

If someone tells you they are a fix and flipper and/or landlord add them to your list-) if you have access to MLS, you can search for cash transactions in the area (subdivisions) you are marketing and skip trace the buyers3) Search in google for " We buy houses cash (your city) then call the websites and ask them if they are cash buyers, some may be wholesalers but some are buyers too. 4) go to the city auction and network with people bidding there, There are a lot of buyers5) post in Facebook groups a post that says " Looking for cash Buyers (Your City)" and DM the people that like or comment in your page

Basically, we leverage the equity in our SFHs to invest in commercial properties - making our BRRRR strategy on SFHs an equity game.. and our commercial apartment strategy the actual cashflow mechanism.Of course, we could just skip #1 (the SFHs) and start with purchasing apartments in the first place.

We pulled and skip traced the following lists( I’m on a team so these lists were not my idea):MLS expired , withdrawn , cancelledAll lead programs that have ”vacant, absentee owner” (prop stream , privy, remine, list source etc you name it we used and pulled it ).Post office vacant listsI believe we text about 20-30k owners over the course of a year.
