It is alot easier to find tradesman then a good quality reliable handyman or carpenter so I will typically call the trades for things like leaky toilets or installing a sink.

Sinking fund to replace roof, etc needs to be 10% or greater.One thing i agree with Eric on Since for a few years Vegas is a roll the dice market.

The only way I could move the fridge, would be to rip out the cabinets by the sink, and move the sink down, but then it would also block the entrance into the dining/living room.

Despite the small preventative maintenance and home owning surprises ( hornet nest, leaking AC, sink clogs) it's been pretty smooth sailing, and now I'm itching to get another property.

The house might be nice, but when they see the pool with the potted palms, lounge chairs, etc. it always sinks the hooks in.
