projects we looked at were in Oregon and if your doing actual MH and your doing a larger project like 100 to 200 units it can take a few years to many years to fill them  and you usually need a mH dealer on site to sell them  etc etc.

HD sells everything you need.

There are quite a few of Sell By Owners listed which would be a value add play there.

Looking to collaborate with lenders by selling partial or all of some of my recently originated notes. 

A condotel is a bit harder to sell.

Because as the lender you are owed the $ and borrrowr can personally guarantee itSay you lend $100k and it sells for $80k and does a $20k loss, you still are owed $100k+ interestIf you split profits, you are out $10k in the same example (assuming losses are split).

If I were to list for sale as is, I could probably get $550k for it or $500k if I wanted to sell quickly. 

3) the back of the property leads to a cul de sac which could potentially be another entrance - option would possibly be building a duplex or fourplex which would be less costly - then sell it and make another and use the profit towards the apartment building and just build 1 because who has that kind of money.

This is a very special (for me out of state town), so we will be doing more flips in there, and if we build townhouses we can mix the model and sell some and rent some too.

Selling subject to is not a good deal for the seller unless that have exhausted every other option and/or are in a mess that they cannot clean up.
