I have no immediate plans to quit my day job, and am mostly interested in rental properties at this time, although I'm not convinced Portland is a good place to get into rentals. 

That is smart to have them there and sign off, whether legally binding or not showing them I am doing this will plant a seed in the back of their mind and cause them to second guess if they were to trash it.

In other words, if an economic downturn happens could a utility company close causing many local renters to lose their jobs?

I make over 100k a year at my current job and wanna get into rentals on the side to eventually get out of working for "the man" if you know what I mean.

I'm sure you're good at your job, but in this case I think that just accepting the odd numbers would best serve the client.

So we had to find an appraisal that would even touch the job.

So good price, good job will get you more work. 

He's a great guy and does a great job.
