In regards to property management, it's all about how much trust you have on your property manager - I personally think you can should manage the property financials yourself and let the property manager handle the day to activities such as leasing, tenant screening, move in / move out.

As long as the flue is open and the screen is closed, the likelihood of a fire is tiny.As for your liability, require renters insurance on the part of the tenant and make sure you have your own acceptable landlord policy that will reimburse you to repair/rebuild to an updated standard plus cover all your lost rent.
