For me I would look at big ticket replacements I could be hit with and plan for those as a reserve amount then your 100 / door a month is probably ok for a modest house.

In general, if a property gets listed on MLS , LoopNet, CoStar etc then my experience is that it has already made the rounds amongst a lot of serious investors who have passed it up due to being overpriced.
