Just run a few reports and send out reminders to pay if needed.  

They do have pride of, well, residence.And then there are the guys that take a little different approach, so I keep an eye on them and will remind them to take care of things.

I use KISS in my daily investing....Keep It Simple Stupid to remind me to focus on investing and building wealth versus starting with one or two rentals and trying to do asset protection when you have little to no equity.
