You may not notice much of a difference between the 2 properties. 2 vs 5 acres is not a significant difference from a purely land area standpoint but a larger property should have more privacy and potential uses.

When you can't figure out what is the better investment, you are only stuck with what you know.Take for example the following spreadsheet with 3 kinds of properties- a Cash Flow Property- a Semi Cash Flow Property- a Pure Appreciating PropertyThis is PURE Math.The problem is when you don't know the MATH and therefore, can't figure out what is the best property because you can't boil them down to an IRR.I know that the majority here won't get it.

If you are thinking of owning rental properties purely from the desire to tack on tax breaks to your current income, IMO that is a wrong expectation without some unusual circumstances and tax strategies.

So I'd recommend having a solid 25-30% of your profit set aside to pay taxes purely as a ballpark estimate, and make sure you're tracking all of your business expenses so that your profit reported is as accurately as possible.
