Though, this process will be the same for the other state (if you created a CA LLC you will need to register it as a foreign LLC in the state in which you are doing business/holding property).

I went through the checkout process though and there was an option that if you used the seller's preferred title company that they would give you a premium title insurance that the seller would pay for.

Either way the process is still similar with an attorney there’s one additional step.

.- cash flow from the rent is my not my only income source. assume that no matter what i will be able to put money to buy a new rental at least every 2 years, taking the 12k+extra amount (whatever that my be)+loan (whatever down payment i decide to put)- regarding flipping - i don't mind the work involved in this process but as i am not living in the us, i find it hard to do flipping. at least not when starting out.  

So I would wait a few years if I were u and use the equity in the property u are currently in the process of buying to build the pool.

I did that as part of my process which I'm happy to say after 3 months is over.I wanted to thank everyone on this page for your input.

Although the bank accepted my offer, they refused to get the process in motion.

As I scale up, I would find a digital solution with low processing fees.
