Hey fellow BP members,I am a newer RE investor and am looking for a private money partner in the Springfield,Mo area.I have done one flip, thus far.

In terms of what's the best--- private money seems to be the best, after that portfolio lenders can put together pretty good deals if you can convince them and get them the information/deal(s) they need 

For a small park your only home is private money or a community bank that is nearby and knows the area.  

I also utilize a self-directed 401K and at times use private investors or hard money.  

What strategy are most people using in a BRRRR or buy and hold strategy for refinance? I suppose if you can qualify for a conventional mortgage that would be best; however many people don't qualify for conventional mo...

So, I strive to prove productive return and profitability with my initial flips, and establish relationships with private-lenders. 

Most of the times I see issues, it's with an unlicensed PM...If you have specific questions, hit me up with a private message or give me a call.

If you get to the point of owning hundreds of units, is it legal, that any rent raises are also influenced by cost of owning the unit.I have been renting for 17 years myself, and have never had a private landlord raise my rent.
