That being said the leases are also typically modified gross with base year comparisons to prevent increased costs being borne by the landlord as well as passing through some costs directly to tenants.I also would agree with Joel to reach out to a local SIOR broker.

Aaron McGinnis I have tried to hire someone from a trade group (Union membered workers), the only thing that prevents me from hiring them is if they perform a trade, they only perform THAT trade, I have heard horror stories such as electricians not digging trenches because it is not part of their trade (which I find to be BS, only in CA!).

I chalked it up to not having an agent list the house, but now I have a buddy doing one with a "top" agent, and I don't think they have even given a single tour.Major employers/economic drivers are a university and an air force base, so lots of people who are here for a few years, but may leave and not want to buy.
