In some cases you can schedule an inspection prior to the auction. 

I tried to request to the insurance policy and i was told that they can't disclose to me.  

In essence, one must do their own due diligence prior to purchase.  

My only regret is not getting more estimates prior to hiring the company I'm with, they seem expensive to me but on the plus side they respond within an hour of my call so I don't have to worry about scheduling them.

Because it is held in a S corp the liability insurance is a different policy.

If so, pick which unit you plan to occupy (usually the most tired) and make it a condition of sale that it be delivered vacant - the vendor can give notice to the tenant and they should be moved out prior to Close.If there are no provisions for owner occupant and the tenants are on annual or term leases, you will have to look at the terms of the lease w/r to notice.  

They then would have tried to subrogate the master insurance policy to pay for damages, or the board could have intervened and paid for the bills out of pocket.

However, many landlord insurance policies have deductibles up to $1000 or more, so even if insurance covered it, much of the bill would still be unpaid.  

We've started to take a more professional approach, recently automating rent collection, getting an umbrella insurance policy etc.
