Eventually, you'll only do showings if a property looks good in your analysis first, but in the beginning, do as many showings as you can just to get a physical feel for the properties in the market. 5) At this point you'll probably be chomping at the bit to buy something so now it's time to start building a team.

The good and bad thing about the information you have given is you are claiming that the property is full (physical occupancy) but what are they really collecting (economic occupancy).

I think 15 year loans get slightly less interest rates (about .5%), but the payment is still much higher vs the 30 year loan.Also, if you google "15 vs 30 year mortgage" a lot of articles come up with information on how to decide between the two.
