As for pets, I started out with a $250/pet refundable pet deposit and that was a disaster, so I changed it to a $250/pet fee (non-refundable) and that didn't work.

@Francis Rusnak Just food for thought. $75 rental gain x 4 units = $300 a month. 300 x 12 =$3,600 annual.$3,600/ $10,000 = 36% return on your investment to bump rents.
