Katlynn, I think that the biggest lets call it risk working with a wholesaler is the wholesaler to not perform, meaning there is no buyer.

My former Welfare tenant would never clean the bathroom after showers/baths, caused major plumbing leaks in my SF house, wouldn't tell me about the leaks, wouldn't let me in the house to perform inspections, maintenance or repairs, then had mold tests done (which of course came back positive), and repeatedly reported me to the Housing Authority and/or the Local Building Department.
