The first thing we did was open new accounts (savings, checking, HELOC & credit card) in a new bank to be absolutely sure that we knew how each deal performed and to make tax time easier.

There is just too much risk, in my opinion, to go about this investment without being crystal clear on exactly how it is going to perform from start to refinance and beyond.

Jim, I checked the paragraph 15 'Buyer may a) enforce specific performance....' what does that mean by 'specific performance' ?

Although there really shouldn't be any since you or he can provide the gross rents to prove it's a performing property.

You also get what you pay for, but if you aren't looking for a super performing site, more of just a place to reference, then they would be worth it.I use Bluehost for my personal sites, and I don't love them.
