If you take $1,600 per month rent less $800 per month expenses( you did not include maintenance or Cap. exp nor vacancies.) you get $800 per month or $9,600 per year.If you pay 20% down and finance the rest at 4% you have interest expense of $8,288 or net income of $1,312 on your investment of $51,800.

Those things will come to you further down the road, but if you find properties especially in the beginning with good roofs, foundations, and systems, the rest should be a whole lot easier!
