What may be best for you to do is familiarize yourself with other markets, and find ways to leverage your funds (possibly through obtaining loans and procuring a portfolio of reasonable properties versus just one).

If my understanding is correct then I would ask for a down payment and agree to sell the house at an agreed purchase price and rent the house to the buyer for a set amount of times maybe 3-5 years so they can obtain bank financing for the property.

There's buying sub2 where you don't legally assume someone's loan....you simply obtain title and "promises" to make payments on the seller's loan which stays in their name....a few traps with that one.
