Trying to get some objective feedback on anyone who has completed a deal with them.  

Our main objective is to generate passive income, and we are less interested in appreciation (nice to have obviously, but cash flow is #1 objective).

Best to jot down your short, mid, and long-term objectives and then spend a few dollars with your accountant and attorney to build your road-map.Starting out, it is often beneficial to hold your properties in your own name (depending on your marginal tax rate).  

But if they respond in an objective fashion, they are more likely to be reasonable tenants.

Furthermore, as pointed out by @Gino Barbaro, you should try to understand your budget, goals, objectives and constraints.

If you are willing to forego the 1031, you can also achieve your return objectives via private lending.I personally am using a different tool - hard money lending.
