as a realtor, I can tell you that even any human being, especially if they understand where the market is / is heading (and with what velocity) + when they can interpret the comps, will price property MUCH more accurately than any of the algorithms on the consumer web sites, such as zillow, redfin, etc.

Listen to the numerous podcast that are available.  

@Milena I think anyone you hire should have many five star reviews you are not blind with all the reviews available on the web.

So to start, I printed some cookie cutter offer/purchase & sale/wholesale contracts from the web.

That said, it sounds like you're asking whether you should go direct to lenders or use a commercial mortgage broker.First, I am biased since I am a commercial mortgage broker, so consider what I say with that in mind.Long story short, you can do it yourself and go direct if you have time to get familiar with the market and call numerous lenders. 

I really dislike charging numerous people and picking one.

You might have to try a couple different ones before you find one that works correctly.So say if you're looking for funding or investors, set up a CL search, copy the entire web address on the results page of CL, and then paste it into the applets you are using. 

I am looking to get a more sophisticated underwriting software so i can start breaking down deals to get comfortable with the numerous differences between smaller deals and the small to midsize MF.
