Often times when people put manufactured home on lots they sell the manufactured home itself but keep the land and rent the land to the home owner. 

I’ve seen many people get creative offering many projects like car washes, propane, u haul rentals, food, etc.

Even in a mediocre market, if you have a great agent and a great PM, you will outperform a great market with a mediocre PM and agent.That's also why I think it makes no sense to invest in 17 different markets: you don't know much about any of them, you have to build a network of people in every market, the law is different in every State and it's physically/economically impossible to visit any. (1-4 units anyway, large commercial is different). 

They generally don't want people to feel taken advantage of dealing with someone who has training without realizing it. 3.

In 2021 and early 2022, you saw a lot of people just like yourself getting excited about real estate and capitalizing on the "easy money" in the economy and investor desire to get into real estate.
