Female agents tend to start out optimistically, but are fairly willing to drop prices.There is an agent in this area(a male) who happens to recommend trying to list slightly below market value and then attracting full asking price or even a bidding war. 

You are trying to attract two types of audience.

I'm curious about the scenarios where MLO could be an attractive offer.  

I think that's why we are attracting the stay at home mom and others  who watch "flip this house" type shows and want to learn how to do this.  

I am renovating a duplex and we decided to go with the solid doors since we are trying to attract nicer tenants and making upgrades where we feel that we can.

I actually have gotten with numerous lenders and attorneys and each have told me that it's flat out illegal to try to assign directly to the end-buyer w/o a license since there's no way to fill out the HUD-1 showing me getting paid an option fee while having it also count as a down payment for the buyer.

That's why I am attracted to it myself.

The rates look attractive for the 5 year, but going out to 10 is my preference to bridge the gap of downturns.  

There are other much more attractive investment areas of town, though.That said, those numbers are horrid.
