You would have to compete with this if you are rehabbing nearby properties..When someone buys a habitat home, there are some restrictions as far as how soon they can sell the house and/or restrictions on how much money they can make off of the sale.  

:)  We should catch a cup of coffee or meet up at one of the local REI meetings.  

As for determining ARV, I try to only look at the complex and not complexes nearby.

Whereas, if they're in NOLA or nearby, I could easily self manage.Bottom line, it's all about the deal! 

Even my college property investor specialist is telling me I might want to look at other nearby tier one college towns that still have these opportunities.  

It is nearby Wauwatosa so you can benefit from the restaurants and other desirable parts of the city without having to pay the same cost.

I would stick close to those areas were they live and work .. nothing better than having relatives' nearby that have your true interests at heart.
