I have been vetting out multiple neighborhoods in the Miami Dade County.  I'm not dismissing neighborhoods that are outside of that county, but I'm looking for neighborhoods that are at the most a 40 min drive from So...

There will be a large transfer of ownership in the next 10 years, interest rates are low, most properties are mom/pop and the kids don't want it or live nearby. 

Selling it on my own will still be in the higher range for homes that have had sold nearby (it's definitely justified) buy going with the realtor I have the opportunity for much more interest and possibly bidding war;  buy if I sell on my own and 2 weeks later list with realtor, do I lose on that initial luster of a listing?

I got my tax list from my county for free, however I know a nearby county charges 500$ for the list, however so far I've found them to be free.

I'm reading up on long-distance investing but would feel more comfortable having my first investment be nearby.

Ours has the ability to run a search for similar near-by sales by date.  

Are all of you available to help with maintaining the property or will one of you who lives nearby carry more duties to help take care of the place?

And he suggested looking to another area nearby that is very similar but might have more recent sales.
