If not, you've got a major, expensive repair coming up and if you try to DIY it you're going to need a lot of scaffolding and probably a building permit.Tenants don't care about whether their multifamily is made of brick or not, in my experience.

Assuming the raked area doesn't leak, here's the most simple solution...IT LOOKS UGLY BECAUSE OF THE COLOR COMBINATION...simply match a taupe color to the overall tone of the existing shingles and paint that dated red brick!

All our tenants are month to month, and we get first, last and a security deposit prior to move in so that helps set the tone.

I have another investor who says they are looking for properties that fall along the 60% as far as the deal is concerned, and so I'm guessing this means he isn't looking to do any major rehab either.I have been driving for houses down here and have found some really messed up ones in pretty okay neighborhoods, but have passed them by because they seem to need so much work.So I wonder, How much work is too much work for an investor?

If that is the case, then this would be an "arts and crafts" or "craftsman" period house; you can search the web for how that type of exterior would have been colored - earth tones would have been used in most cases.
