For me, the thing that moved the needle more than anything was FOCUS....focus on one neighborhood, one property type, etc. etc. 

I track everything in an excell spreadsheet that I modified from a template i found online (also free) stessa.com is free app for tracking expenses that links directly to your bank account.As I scale I plan to move into a software but as of now I am fine with what I have and as you can tell I like free.

Hi Reid, I am currently in the mobile home space buying individual units that have to be moved or that can stay in the park.

Lived in the ADU until we got our finances in order and then moved into the main house.

This way I can finally move out and get out of my parents hair, we’re all sick of me living there still.

But, I would caution having someone move in the day after your tenant moves out.
