I estimate I can live in the basement and rent out the top portion (2-3 bedroom) for $1,300 so I'll have to cover $2,345 myself.Looking at the amortization table, I'm putting about $1,000 per month towards principal, averaged over the first 5 years.

I can use a mortgage servicer like sellerloan.com but I'd rather avoid it due to the high fees, unless this is the only way I can have a third party hold the deed in escrow and automatically release when the payments are complete in order to avoid a mess if he passes before he could release the deed of trust note.I can offer him 85k as well and just call it a day, but this would really help me with my 20k in planned repairs and allow me to not have to come to the table with all cash.

It is then cemented over.If there was a spring under the floor or a high water table then bleeder line could be intalled into the center of the floor more to bring away more water but mine did not require that at least at this point.
