Do you guys mainly have long term rentals?

The main purpose is for asset protection.

My main concern is, what if a tenant drops in a partial rent payment? 

It may only make a modest profit but it requires very little of my time, is a great place for my daughter to learn and grow, and provides a great benefit for our community. 

Mainly, the systems implemented are fascinating (VA, automated offers, etc.)

Hi Deep / Adrià,Thanks for above posts.I am a newbie just starting out on REI path and glad to find other people interested in Valencia.I was in Valencia and Alicante cities recently and felt more inclined toward Valencia (bigger city; more diverse opportunities instead of mainly tourism in Alicante's case).It'll be great to know your thoughts about good neighbourhoods in Valencia for long term rental investment.

My market is similar as far as mainly dumpy pet friendly rentals.
