A combination of both?

I am now a Private and Hard Money Lender and help clients across the US with rehab fix and flip, DSCR and many other types of loans. 

It probably helps that I currently have my mortgages through this bank as well because it has had the most competitive interest rates each time I have gone for a loan.

You cannot assign a conventional loan you are not the trustee or owner of the note, only the borrower. 

The bankruptcy gets combined, in a way, with the house debt and could create a short sale, foreclosure, or more.

Anything more than that can be done "commercially" either through a local bank/credit union or a DSCR type of loan. 

If I were able to acquire my next investment through cash and/or bridge loan, install my section 8 tenant and show a couple of months of rental payments, is there a lender out there that would use that lease and its accompanying Housing Assistance Payment contract I would have with the local housing authority? 

The AE claims that the $2,500.00 will be reimbursed at closing once the loan closes.

What questions should I be asking, How to structure an offer, and why do lot loans seem to all be the same? 

Therefore, my student loans are not as big as most people at my college.
