I think for the purpose of analyzing the cash flow on the deal, I would build some cushion in for vacancy unless Ben is flush with cash.

My clients that have bought sub 100k duplexs in Indy have just been literally wiped out.. these tend to be in the worst areas with teh worse tenants..
