Just reading this is uncomfortable, late in r.e. cycle, top of market purchase with a big rehab project, and what sounds like minimal reserves if rehab takes longer than expected, or job losses freeze the market in the short term.

I am seeing large landlords prepare statements etc that say they are waiving late fees or allowing tenants to delay rental payments till this all clears.

Late filing or late paying penalties and interest will not be charged and no extension filing is required for the 90 day extension period.Though tax season has been extended I would highly encourage all businesses and individuals to have their returns complete by the normal due date.

I know that we will not be doing any evictions, but what do you think of a fee waiver form for them to fill out to waive any late fees, asking them to provide proof of where they work so we know they’re out of a job.

Probably too late at this point regardless, but there will likely be building code issues brought up (fire exits, clearance heights, non-permitted improvements).

If an outgoing tenant releases possession of the property to us late than we are unable to give the incoming tenants possession of the property on time.
