What I would do in your situation is:Buy first BRRR with your cash (with a finger out to the man), pay for your rehab with your cash, then place a tenant.

For now, keep your fingers crossed but keep making calls. 

Instead of crossing your fingers and hoping buyers won’t discount your home due to an old HVAC (which they will), you can now advertise a NEW HVAC in the property, which is a nice plus for buyers.
