In my experience trying to raise capital from people within the real estate community doesn't seem to be the best method because most people in real estate are more interested in building their own businesses, rather than investing in someone elses (especially when considering how much money it takes to invest in syndications).

@Patrick Drury Currently with just primary and 1 investment property out of state, I am finding it hard to keep track of these URLs, I didn't opt for Escrow for taxes since I want that to be in my control, so I invest them in other forms.

I recommend creating content that speaks directly to your target audience—your investor avatar, those individualsinterested in alternative investments and passive income.

Otherwise, if your tenant's boyfriend is in the house when they come to evict, he can say he is a tenant even though he is not on the lease, and then you have to start this 3-6 month process all over again.

And do you have enough working capital to invest in real estate each month? 

I have one duplex and have been house hacking since I bought it, it's been 5 years plus I have this property and finally ready for a 2nd one, looking to see if I get another multi or a single family, any thoughts Side note I also need a bigger place since I have another child who now needs their own room.
