I'd also assume that they would tend to remain great tenants if they held a rent to own option and it would be harder for them to walk away if they were earning equity in the property so you could count on the cash.

If you're investing in real estate, unless it is value add forced appreciation, invest for cash flow, and any appreciation beyond the rate of inflation is just icing on the cake.

The contract is supposed to be for 3-years, so I should have no problem meeting the FHA's one year residency requirement, before I could move out and then rent out that remaining unit.
