The roof had to be repaired bc a tree fell on it during a storm and the roofing contractor's tarp blew off during another storm and that's how water got in, which the tenant has acknowledged.

The area wasn’t heavily affected... but a tree on the property was uprooted and unfortunately knocked down part of the home (roof and foundation were affected). 

I would love to hear any recommendations of online resources and/or podcasts to understand the market better, as well as RE investing in general.
