PenFed only offers a max LTV of 80% on condos, and I couldn't move forward with SDFCU because they weren't able to verify my identity online after multiple tries even though every other lender was able to (they told me the workaround is to go to one of their branches in Virginia, which I can't do).Thanks in advance for your help!

Assuming two items1)your numbers are correct.2) the cost of entry doesnt exceed half of a normal buyer deposit/down payment and the remaining is enough to cover non payments by the buyer and foreclosure proceeding against a non performing buyer.There are 4 ways to make money on a sub2 resell.1) equity spread after DP2) monthly payment spread3) deposit/down payment4) payoff maturity differenceThe 18k in equity is fine and the 209 in monthly spread is fine.
