For those of you who have multiple units, I assume you do not do the cleaning work yourself and you always hire people to do that.

They've been consistently the lowest rate for two purchases and another purchase that fell through, as well as being very professional and easy to work with.

You close on the property yourself..by now you should have a feel for the game, know how to get sweet deals for the low low and more importantly know how to calculate repairs...yup..close on it yourself...no end buyer no assignments..that 40k profit is all yours..... hire a contracting company or if your a hands-on guy...

Of course if you buy more rentals you create more work if you self manage (which may work for you), so either hire a management co or fund other real estate/businesses. 

We've discussed how they'll access accounts with view only logins, etc so I feel pretty good about trusting them but I've never hired anyone that wasn't local.

I use a professional property management firm with it's own construction arm, so I don't need to deal with outside contractors.

I've had PM clients who were relocated out of our market who have been able to qualify for a second mortgage only once we placed a tenant in the property they left, and only if they could show that the property was being managed by a professional PM.  

I have hired "A/C TECH" plenty of times.
