I would just try to stay away from some of high crime areas, as I think you would struggle to get a solid local team excited about working in those areas.

Just do your homework and call around.The legal and ethical requirements in selling your own property (whether you are listing it or not) are extremely heightened and everyone will hold you to an incredibly high level; that goes for flips or rentals.

High leveraged OOS move in ready mls properties are unlikely to cash flow regardless of what agents try to represent.
