I have a 2 family I just renovated I need to BRRRR and refinance, I am waiting a few more months as the fed is expected to cut rates one or two more times before the end of the year

Grass always seems greener on the other side but its not always so.

As far as the “federal” part goes, that’s kind of like the marijuana laws......aka the fed aren’t going to get involve in petty local municipality issues. 

For example, have them do landscaping, cutting the grass, cleaning the snow.

- Sure but not with the fed and not with 1031.!

Sounds strange, but that is how many tenants think.And if the tenants have to do things like mow the grass, that smaller yard starts to look more appealing too.

Here in southern California that body of water is called a lake, and justifies million dollar plus homes, in Redding, CA where I moved from, we had Lake Shasta, with 365 miles of shorelline, now that was a LAKE, though the Feds don't allow anyone to build around it. 

They can do remote close for a additional fee where they send a notary to the buyer and seller and then fed ex the docs.  

A new agent may join the "team" at a 50-60% split, with the team leader getting the difference between that and his 80%, and the new agent may get spoon fed some business, and learns the real business.
