This probably also doesn't include things like utility hook-ups, landscaping, sidewalks/driveways/pathways, etc.I'd expect that you'd be closer to $80-100/sf all-in if you use a reasonably priced builder...

It's not rocket science, but when an agent weigh pulling comps for someone who's not going to close on a deal w/ them versus working w/ a closer, they will work w/ the closer.
