I personally would be looking south of 79th and closer to Blue Ridge (East side is better).

This probably also doesn't include things like utility hook-ups, landscaping, sidewalks/driveways/pathways, etc.I'd expect that you'd be closer to $80-100/sf all-in if you use a reasonably priced builder...

:)All that being said you will still be able to do less expensive stuff with much less of these hassles if you are closer to PIT.  

It's not rocket science, but when an agent weigh pulling comps for someone who's not going to close on a deal w/ them versus working w/ a closer, they will work w/ the closer.   

My wife and I have been using a guy in Columbia for the past 5 years but he has closed his firm so we're looking for someone closer to home. 

Otherwise they wait until closer to the day they have to move (like a week) then start to look for a place?
