I am a recent college graduate with several part time/seasonal jobs and not a full time salary which makes it tough to get a traditional bank loan and also have just some, but not a ton of money saved. 

The Plan: Our plan is to purchase the property as our primary residence, live in it for the next two years until our son graduates from high school and turn it into a rental.

I recently graduated from the University at Buffalo with a major in Structural Engineering.

Looking to graduate to a STR duplex or two family.

BTW, she was NOT a graduate of some guru mentorship program; she read some basic real estate text books, attended REIA meetings, took a community college course on real date principles, and was willing to do the work that most people (my self included!)

Congratulations on the college graduation . . . . . curious as to your passion with real estate.

In areas like graduate hospital, I see people adding a 3rd story.  

I would just ensure you don’t allow booking that far in advance and/or have a season where those weekends are already super high.I haven’t fully vetted airbnbs in college station, but I know you can do pretty well if you maximized game days and graduations.

And thanks to decades of their work being denigrated and dismissed, most successful skilled tradesmen CANNOT STAND smug college graduates and look to undermine them wherever they can.
