If you see glued joints and the pipe is pure white chances are you have a problem. 

Private money/joint venture is always an option.

Since you have occupied your unit for two years, half (assuming both sides of the duplex are identical) of your gain would be tax-free (up to the $500k limit for married couples filing jointly) under Section 121.
