You just have to wait it out and play the game, hoping you'll get reimbursed somewhere down the line.

Prior to that I had Hughesnet for six years-they were the only game in town-and it was a very torturous time.  

And as Nathan said, you live in The Worst state for landlords.......if you insist on doing business there, you'd better make sure you know the rules of the game...you may have got off easy this time....

Add some bunks to that game room and you just increased your sleeping capacity and therefor your revenue. 

Have purchased a large number of homes like this over years and it is simply a risk reward game.

. - My best recommendation is to find an investor-focused realtor (Like the others who comments above and @Tony Freeman) who knows all the neighborhoods.Any agent who is at the top of their game is going to have a pulse on all the different neighborhoods and which direction they are headed.Also, and maybe more importantly, what are you looking for as an investor? 

First, identify your long-term game plan.

In wholesaling it's all about relationships, so if you can establish those early on you'll be ahead of the game! 

A solid game plan is needed!
