I cant recall the exact name it was something like a zero coupon bond.. and the setting we used it in was a new townhouse project that I was the broker on and it was not selling and the owner came up with this.. 

I work in Construction Project Management and have found that way more people than I think have found an avenue into RE that has been supplemental income and even a hobby for them depending upon which route they took.

Sure you can always beat down someone on the price one time but if they didn't make money from you, why would they want to help you in the future?  

Current State : 25X100 Lot [1 Commercial Unit ]Future State  :  2  Commercial Units with 3 residential If we acquire the property on a commercial loan & demolish the building  - The bank can/will call on the loan .

Will completely change your buyer pool when sell in the future 

On projected current rates and Expenses based on NOI I got a valuation that is 50 - 55 % lower than the asking price which is based on comparable residential units in the area I was looking at ...  

I will cycle through 1-3 new credit cards a year specifically around when I start a new project or need to do upgrades on an existing rental.

Does your projected cash flow include debt service and other expenses after the refinance? 

I am also very interested in developing a syndication/fund in the future, and feel like this will only help any credibility to future LPs/GCs/etc.Does anyone have advice/thoughts/opinions on best way to go about this and if getting licensed is worth it?

My project has been delayed several times and at risk of foreclosure from bank.
