and do they prefer to find deals themselves and send it to us ?

Could there be a random lender that might find a way to get you 100% LTV at purchase, maybe, but I would assume those lenders are a) almost impossible to find, if they exist at all and b) the loan would be so expensive, that even the DSCR calculation would limit your proceeds to a point that you would still need equity in the deal.What would likely be a better route to look into is: an equity partner for your down payments.

So, then you’d have change title to your personal name to refi using a primary residence loan, so you’d have to find a lender, FHA is out, which would let you Simultaneously transfer title to your name and refi at the same time…might need some luck on that one.Also it is Not a cash offer, which means you Already have the cash when you offer…..which is Why people prefer a truly cash offer, since there is No chance of the sale falling through due to the buyer being unable to get the loan (for their “cash” offer). 

And I agree nothing was egregious (although our cleaner is charging us $120 in extra fees for the extra time which I honestly find more than reasonable).

Find out what the sellers situation is then, show them how selling to you with payments over time is good for them. 

So, my advice is to find out what kind of fee you are talking about and why YOU are paying it versus the BUYER.
