Hello fellow investors, I have a question regarding expensing vs. capitalizing expenses incurred before the property is advertised for rent. 

When I cruise CL I see some of my fellow LL houses on there, so I know they're facing the same issues.

So there is a ton of value in starting in your back yard and hooking up with fellow investors in your region that are facing similar trials and tribulation on the investor journey.

I have two room mates who will be renewing their lease for a year.
