My favorites are are local here in Milwaukee, I have basically all national lenders blacklisted, because they all suffer from the same systemic problem: unfamiliarity with local issues, call center mentality and being out of reach and touch.

@Jeff Cua I've read a few and my far and away favorite is Nolo's book on taxes: https://store.nolo.com/product...It's a bit like a textbook but it's comprehensive and loaded with great, up-to-date information (and the tax law is in flux so up-to-date really matters)

Reality: not so much.For lead generation BP has been my only source that has worked, but most of those leads only ever want to look at MFH, and I've learned the hard way MFH data is sucky beyond repair in the MLS.No closings.
