Nothing is build on the land.

The split in the road that I personally crossed a few years ago was whether to do a HELOC or a cash out refi on my first building. 

Appreciation is a longer term wealth building strategy and over time in good markets rents will also go up increasing revenue.

Make sure you build a solid core-4 team so you can be confident throughout the whole process. 

I would mention to them that you are looking to build a portfolio- a constant source of deals normally entices small banks.I would think is the safer route, rather than holding the property under your name where you have liability from a number of different angles.Likewise, if you are having trouble securing bank financing, you may want to look into a bridge loan, prove out the income for a year, and then circle back with a bank.

All the while, build your buyer list in your CRM and start putting deals together.

No matter how well you plan to build up your reserves it just takes a while to build them up in the real world.
