That means waiting until standard working hours for most things and paying for normal delivery times as opposed to paying overtime for weekend work or overnight deliveries for parts.Just a year or two ago I did pay a $400 flat charge for having a plumber fix a leak on new year's eve.

I have yet to hear a real estate agent express regret that the 6% commission that most agents charge comes out of the pocket of the seller, causing some sellers to have to come to escrow with money.

Well after a window delivery mess up we got the proper size windows and dry wall is up.

Not sure of PA law, but in CA deed does not need to be recorded to be valid - only consideration, intent to transfer title and “delivery” of deed from seller to buyer is needed. 

Assuming you have completed reference check and they're a solid business, give them just enough cash to buy the materials (at cost) or up to 50%, pay for labor upon delivery if it's a short job less than 1 mo, or pay for labor in milestones for a longer one.
