You'll learn and be exposed to so much.

I even experiment with what-if’s, like if the purchase price was 10% lower or the rents were higher, or i factor in no property manager, etc. 

I realize I am leaving out subdivision costs and other factors, but you get the idea. 

Soap box aside, OSAP is real debt that will be factored into lending decisions, so best to get it off your plate. 

Basically your INITIAL out of pocket is $0.....but then you would need to come up with the remaining amounts out of your own pocket (and don't forget to factor in closing costs).  

That will be a large factor.

That should probably be the deciding factor.

First the positives; It's cheap, Temple is growing, to the south you have Austin, and to the North Waco with the Chip and Johanna factor.

San Francisco is short of homes by a factor 7 when compared to more stable markets.

Before entering this heavily competitive space, I am in search of advise from anyone willing to expose what they may have done different starting out, or what processes have proven to be a productive source of business.
