In just under 2 weeks I had a few offers (all low-balled) and I either ignored them till the agent came back with a better offer, or I countered with my original asking - or maybe a little higher. 

Let's call this a thought exercise for you, but real for me.I'll try to be succinct and I completely understand that this is very much up to me.  

I personally don't see the value in this exercise as there are opportunities for different strategies in any market.

I don’t have a crystal ball, but we may be in a situation where it will be difficult for the Fed Funds rate to get to more than 5% anytime soon.So if I can get a loan at this rate, it seems very attractive.

not trying to buy a furu course selling pipe dreams and risky strategies that dont really work. trying to get the ball rolling 

My response is I don’t have a crystal ball and I don’t know what’s going to happen in 6 weeks, 6 months, or 6 years.
